In exploring the prestigious development Emirates Hills in Dubai – the most exclusive gated community of the city adjacent to the renowned Montgomerie Golf Course – you can encounter in Villa R66, an impressive architecture in the classic style of the region with the colours of the desert and about 2100 squared meters of living spaces with a wonderful view of the city skyline.
Recently completed by the French world-known architect Pier Yves Rochon, Villa R66 can be defined as an organic and rational architecture in harmony with the surrounding nature. The idea is that only simple shapes with wide-ranging dimensions can combine with the beautiful landscape, which view should not be disturbed.

Compact and linear in shapes, R66 house consists of two floors and a basement level ensuite with SPA, indoor swimming pool, gym, all amenities and a huge parking. The ground floor is the living area and includes a large main lounge, which opens onto a panoramic terrace. The upper floor, finally, hosts spacious bedrooms and bathrooms for each component of the large family living there.
As far as the windows is concerned (100 openings all along the house), the choice that best suited the designer’s technical requirements was system Wis’A LA by Albertini in African Mahogany wood, honey finish and external cladding in Aluminum Soft type, color RAL 8014 matt.

In this amazing villa we can admire many custom special window pieces (all strictly MADE IN ITALY): some of them are higher than 3500 mm (including the arched fanlight) with out-swing or in-swing opening, equipped with integrated mosquito screens inside or outside depending on the type of openings, and with special detailing like raised panels or simulated divided lites. All are custom manufactured according to the sizes and designs required by the architect.
Particular attention has also been given to the building’s thermal performances: thanks to the use of low-emission glazing (33.1AFLowE/15/44.1AF) the cost for air conditioning has been significantly reduced and the house can count on an adequate insulation.
